Rent Reviews and Lease Renewals

Most commercial property tenants will be familiar with the concept of rent reviews.  Modern rents are rarely indexed and do not usually observe annual inflationary based increases/decreases.  Instead most leases will provide for the issue of the correct rental level to be reviewed at periodic intervals usually every 3 to 5 years.

If you are unfamiliar with how this process works then you should seek initial advice from us BEFORE interacting with your landlords in any way.  A few minutes spent talking to us could save a substantial amount of money in the short to medium terms.

No commercial property tenant should enter into negotiations with their landlords without key advice.  Your landlord's business is property. Yours is not. You are at a significant disadvantage and the often complex procedure and the need for factual accuracy will work against you.  Similarly with lease renewals.  Failure to respond the your landlord's correctly or indeed at all can have a huge effect on your business going forward.  We strongly recommend that you consult in advance of either a forthcoming rent review or lease renewal.
